DISCLOSURE TO HOMEOWNER WITH SOLICITATION TO PURCHASE

 

Philadelphia Code §9-5205 requires that a Residential Property Wholesaler must provide you, the homeowner, this Disclosure at least three (3) days before presenting an offer to purchase your Residential Property. The Code also requires that the Residential Property Wholesaler must have you, the homeowner, sign the Disclosure.

 

Homeowner Resources for Accessing Marketing Property Value

 

The following tools can help you determine the market value of your home. Keep in mind that these resources provide estimates and are not an exact representation of the market value.

 

  • City of Philadelphia Office of Property Assessment
    • The Office of Property Assessment (“OPA”) issues assessments each year for property tax
    • You can access this information on phila.gov or call 215-686-4334.

 

  • There are numerous websites that will give you an estimate of your home’s market These tools may give you estimates of your home’s worth and provide information about what nearby similar homes have sold for recently. Keep in mind that some of these websites are run by companies that may offer to buy your home from you.

 

  • Real Estate Agents or REALTORS
    • You can call or visit a local Real Estate office and ask for help in determining the market value of your home.

 

Homeowner Rights

 

  • You, the homeowner, are permitted in any real estate transaction involving your residential property to use a licensed real estate agent.
  • You, the homeowner, are permitted to use the services of an attorney in any conversations regarding the sale of your residential property.
